Accelerating value creation in
commercial real estate finance
How can commercial property owners capture value, faster? CSSI’s accelerated depreciation strategies spurred rapid growth that attracted private equity investment — but also highlighted an underpowered technology stack.

CSSI
CSSI, a provider of cost segregation services for commercial real estate, helps property owners accelerate depreciation and improve cash flow through detailed tax analysis. A lean internal sales team plus a large contract sales network rapidly grew an entrepreneurial vision into a thriving business despite a highly manual, people-driven operating model.
This investment validated the market opportunity we identified during due diligence and established the foundation required to scale both our commercial engine and operational execution. Altus Nova’s deep understanding of our business became the catalyst for a technology strategy that transformed our competitive advantage into a scalable platform—empowering our sales organization, streamlining operational delivery, and enabling us, alongside our partner Align Capital Partners, to deliver sustained growth with speed, consistency, and excellence.
”Challenge
When private equity firm Align Capital Partners invested in CSSI, leadership recognized a critical opportunity — and a critical risk. While CSSI’s business was strong, its legacy technology stack limited scalability, constrained efficiency, and made growth dependent on adding headcount.
CSSI’s technology environment had evolved organically as the company grew. The company’s scrappy, founder-led system designed to “get the job done” proved the entrepreneurial vision had value — but the manual process became a bottleneck to further growth.
The company’s operating platform was supported by a single, long-tenured developer who was able to maintain it, but not modernize it. As a result, CSSI had a tech-enabled system of record, but the company’s true intellectual property and operational processes remained manual.
Meanwhile, competitors were making inroads by offering customers the convenience of customer portals that enabled them to self-serve. CSSI sought to remove that competitive advantage and open growth in down-market segments that would be cost-prohibitive under the legacy business model.
Altus Nova was brought in to help modernize CSSI’s technology foundation, enabling the company to scale more efficiently, improve the customer and sales experience, and support future acquisitions.
Discovery
Altus Nova began with a comprehensive discovery process, interviewing stakeholders across the organization — from leadership to sales to operations — to understand current workflows, inefficiencies, and opportunities for improvement.
This process surfaced both operational friction and a strong desire across the organization for a more efficient, technology-enabled way of working — tempered by skepticism from previous unsuccessful attempts at change. The team discovered that with the legacy technology stack:
The company could only grow by adding more people rather than increasing efficiency
Proposal generation and customer workflows were time-intensive and manual
Sales and operations teams relied heavily on email, phone calls, and human coordination
There was no centralized portal experience for customers or sales teams
Technology limitations restricted entry into new market segments due to cost structure
The impact was clear: CSSI could continue growing, but only by increasing headcount — which would limit scalability and drive costs up.
At the same time, Align Capital Partners had introduced a new leadership team with a mandate to modernize the business and position it for accelerated growth and acquisition. To achieve that vision, Altus Nova outlined a fundamentally different technology approach for CSSI.
Solution
Altus Nova worked closely with leadership to define a modernization strategy that balanced ambition with practicality.
The result was a phased, crawl-walk-run transformation approach, where each stage delivered immediate value while building toward a scalable long-term architecture. Key solution elements included:
Modern Cloud Infrastructure
The platform was migrated from an on-premise environment to the cloud, eliminating business continuity risks (including regional outages) and enabling a more resilient, scalable foundation.
Custom Application + Workflow Integration
A hybrid solution combining custom development with workflow management tool integration created a flexible system tailored to CSSI’s processes while avoiding unnecessary complexity.
Sales and Customer Experience Transformation
New capabilities were introduced to streamline proposal generation, provide real-time visibility into project status, and reduce reliance on manual communication.
Technology Roadmap Development
Altus Nova defined a long-term technology roadmap aligned with CSSI’s business goals, including scalability, acquisition readiness, and improved operational efficiency.
Continuous Iteration and Adoption Model
Altus Nova rolled out the new system in careful phases, beginning with the most complex and critical user group — sales. Fast feedback loops from sales helped refine the new system while the old ran in parallel to ensure business continuity.
This phased approach ensured that transformation could occur without disrupting CSSI’s peak operating periods, including its critical tax season.
Result
Altus Nova’s modernization effort fundamentally changed CSSI’s growth trajectory by shifting the business from a people-dependent model to a technology-enabled one.
One of the most immediate and visible improvements was in proposal generation. What previously required significant manual effort and hours-to-days of turnaround can now be completed in seconds without human intervention.
This shift not only improved efficiency but also enhanced responsiveness to customers and increased the capacity of the sales team.
More broadly, the new platform introduced real-time visibility into workflows, reduced reliance on email and phone communication, and created a foundation for a significantly more scalable operation.
Key outcomes include:
Proposal generation reduced from hours to seconds, with no manual intervention required
Real-time visibility into proposal and project status for sales and operations teams
Reduced operational friction, including fewer emails and phone calls required to complete work
Cloud-based infrastructure, eliminating business continuity risks tied to on-premise systems
Scalable platform foundation capable of supporting 5x–10x growth without proportional increases in headcount
Improved customer and sales experience, with faster turnaround times and greater transparency
Beyond immediate operational improvements, the modernization initiative positioned CSSI and Align Capital Partners for long-term value creation.
With a scalable technology foundation in place, the company can now pursue growth through acquisition with confidence. Newly acquired businesses can be integrated into a standardized system rather than introducing additional operational complexity.
What began as a technology modernization initiative became a core driver of value creation for CSSI’s private equity stakeholders. Altus Nova established a flexible, technology-agnostic architecture that ensures CSSI is not locked into a single vendor or platform, making the business more attractive to future buyers.
By replacing manual processes with scalable systems, CSSI is no longer constrained by headcount as it grows. Instead, the company operates with a technology foundation designed to support expansion, improve margins, and increase enterprise value.
For private equity firms, the impact is clear: with the right technology partner, operational transformation can unlock growth that would otherwise remain out of reach.
